  • PLEASE NOTE:  We do not provide paper products such as toilet paper, paper towels, and trash bags.  We also do not provide food and personal hygiene products.  Also, we do not provide wood for wood burning fireplaces, but you can purchase wood through us for $50.00 for a half of a truck load.
  • All of our vacation rental homes are privately owned. Therefore, all of the decorations and amenities have been provided by the home owner and we cannot make any changes or additions to what has been provided.
  • None of our vacation rental homes provide paper products, trash bags, soaps or other personal hygiene products. It is the responsibility of the tenant to bring these items with you
  • The "Check-In and Check-Out" times are to be followed precisely:
        Check-In: 3:00 pm
        Check-Out: By 10:00 am
    We must have the proper amount of time to prepare the home for the next tenants. Any tenant that has not checked out at our office by 10:00 am the day of check-out, a full day's rent will be added to your account along with the applicable taxes. If you are going to be checking in after hours, you must notify the rental office of this. There is a locked pick up box outside our office.
  • All of the rental rates for stays less than 90 days are subject to North Carolina sales tax of 8% and Haywood County's occupancy tax of 4%.
  • The maximum number of occupants for the vacation rental home will be strictly enforced. These figures are based on the maximum number of guests that the home can safely and comfortably accommodate. If any tenant is found in violation of this policy, the tenant will be immediately evicted and no refunds will be given.
  • There are no "guarantees" on any household appliances. Any malfunctions reported will be handled as quickly and professionally as possible. We cannot give refunds due to ordinary appliance failures.
  • If you wish to bring your pet with you on vacation, please notify the rental agent at the time of booking your reservation. We have homes that are pet friendly designed to accommodate travelers with a family pet, but we also have homes that the owners do not want pets in for various reasons.
  • If you have any special requirements such as air-conditioning, king size bed, etc. you must notify the rental agent at the time of booking. Please do not assume the rental home has what you need, it only takes one question to find our for sure.
  • Any changes made to a reservation must be handled by one of our rental agents by telephone or e-mail. Please do not fax or mail in these changes as we cannot guarantee receiving them.
  • Please be aware that if you are vacationing in the winter months, the weather conditions in the mountains can change quickly and drastically. It will be the tenant's sole responsibility to get to and from the rental home should the weather become icy or snow covered.

We believe that by following these very simple guidelines will allow us to provide you with the most memorable Smoky Mountain Vacation and that you will want to return again and again.
